A Tamil Nadu tenancy has two obligations, not one
Everyone knows about the stamp. Almost nobody tells you about the second one: the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act 2017 requires every tenancy — even an 11-month one — to be registered with the Rent Authority within 90 days. It’s free. Skip it and your agreement can’t be used in evidence, and you lose the fast Rent Court route if you ever need to evict.
Stamping we do anywhere in Tamil Nadu. Filing has to be done in person before the Revenue Divisional Officer for the district your property is in — so we do it ourselves where we have people, and everywhere else we hand you a pre-filled pack and the deadline. We’re opening districts one at a time.
Why two maps?
The lease wizard creates a state-regulated document — an e-stamped, e-signed rental agreement. State law decides where the pure-online flow is enforceable. In Maharashtra and West Bengal, for example, registration at the sub-registrar’s office is mandatory regardless of term length, so the 11-month online shortcut doesn’t apply.
The rent collection platform — UPI AutoPay, reminders, ID Pass tenant screening — doesn’t create new documents. It runs on existing landlord-tenant relationships, so it works pan-India.
